The determination of a home's value usually involves hours of preparation, a walk through of the home by the agents and a presentation of the data. Municipality or county records, multiple listing service area records, market trends and general market knowledge are utilized and available for your review. Excluding individual needs and timing, your agent then determines what would be an appropriate price range for your property. Pricing of the property should be determined by the seller based upon many factors, some of which we help provide. These factors include: cost and comparison approach influenced by seasonal and current market trends, comparable home sales in the immediate neighborhood as well as in similar neighborhoods, recent independent fee paid appraisals - when available, the history of sale of this specific property compared to the general market, assessed value ratios of similar properties vs. selling price, cost per square foot of similar sales, etc. From all of the proceeding we will usually agree on a price range with the seller and the seller selects where in, below or above the range they want to price their home, based on their individual timing and needs.
